Meet Kristin Shimaji-Devlin


Kristin is a licensed real estate agent. After graduating from Princeton University with a BA, she worked for many years as an operating room nurse. She began selling real estate in in Orange County in 1987 and since that time has marketed more than $100 million in residential real estate. Her skills learned as a nurse...perception, hard work, honesty and organization led her to become a top producer.

She left the US in 1986 for England where she started her own nurse recruitment company. After selling the company in 2003 she returned to California and to real estate. What a difference in the paperwork! But buyers and sellers are still the same and her love for this business is still here. Real estate is not just a job for Kristin, it's a passion and she loves helping people find their dream home.

I want to “briefly” share my home buying experience (first) with everyone who comes across this, in hopes that they too will have the same success as I had. In my opinion it all comes down to a few basics: know what you want, don’t settle, and find the right agent! I had been looking for over 7 months, and tried a few agents before I met Kristin Devlin. People say pick an agent and stick with them. Well that’s great advice if you come across the right one…I hadn’t until Kristin. I was tired of getting the same old listings that I can find on any number of websites, and all had something missing out of my requirements. The primary agent I was working with actually told me I was too picky and that if I found something that was 70% of what I wanted I should grab it! Are you kidding me? Goodbye to you! By good fortune I came across Kristin, and after meeting her I immediately loved her and knew she would find my house…no question. 

I told her exactly what I wanted (yes I’m picky) and her response was…”you’re going to be easy”. I can go on and on about her from a personal aspect, but in talking to her for a minute you’ll notice right away she’s honest, sincere, straight forward and does it all with a lot of class…a very cool cat.  She really cares and wants to make you happy. She doesn’t want to sell you a house…she wants to help you find your dream home. She only showed me homes that had everything I wanted, and she was never pushy or discouraged at my “it just doesn’t feel right”.  One evening she called and told me she found my home…she knew it. We went the next day and the minute I walked around it I knew it was my home. That’s the beauty of working with Kristin…she knows and understands her clients and sees the homes as they would.

That was just the beginning. Being a newbie at buying a home I had no idea what was in store, but Kristin is a pro and through every stressful step she guided me and even represented me when I couldn’t, and took away any stress I had. She was there for every inspection, every discussion with the buyers/agent, etc. She knows this business from every angle and was also helpful with the lender, the escrow and everything else down to the pool guy coming to inspect. She pushed for repairs after the home inspection and followed up with every one of them, and in all reality, she got my home much more dialed in then I would have gone for. Again, she knows what she’s doing. Ask her to explain “supplemental Taxes” that was dropped on me at the escrow office. The escrow agent couldn’t explain it to save her life, but Kristin explained it to me perfectly in a minute. It’s crazy out there buying a house…it takes a lot of expertise for sure, and that’s what you’ll get with Kristin. She is super professional…an awesome agent, an awesome person, and now a friend. Go Kristin!!!

We would like to take this opportunity to tell you about our experience in real estate. We started looking for our first house, our American dream, over four years ago. Since then we went from one agent to another always finding that what everyone really wanted from us was money and nothing else. We placed about five offers on different houses and none went through until God blessed us and put the right person in our path.

Since the first time we met Kristin we knew she was the one. Her understanding of our specific situation made us feel relieved, and we were sure that we were finally going to get our home. Right away she began working so hard with us, that even though I was so busy taking care of my patients and my wife taking care of our four boys, Kristin always found the proper time for us. Weekends, weekdays, nights, I believe she never takes a break from work, or at least that was how she made us feel, always there for us.

We just closed escrow on our first house in the U.S., and she’s still helping us out in the transition to our new home (even though that’s not her job). We really don’t know what we would have done without Kristin. She’s a guardian angel and we consider her part of our family. I just hope more people have the opportunity to work with her and make their dreams come true like we did.

I am writing with regards to my recent experiences with one of your associates, Kristin Shimaji. From the first conversation that my wife and I had with her in March, until the close of our escrow in June, Kristin was always available, helpful and courteous with whatever problems or questions that we might have had.

On the first day that she took us "shopping" it was really clear that she had listened well to our needs and had "done her homework." Each house that we saw was progressively better than the last. We made an offer on our new home that first day! She took the time to communicate to us in terms that we both understood and helped us as we made our decision by being oriented to our needs as opposed to "pushing a piece of property."

I am a difficult client to deal with in the best of situations. With the sell and purchase of three houses and escrows, I am afraid that my irascibility only increases. Kristin dealt with my shortness and "need to know" in a manner that was professional and efficient and yet allowed me room for my feelings. We never received what we felt were excuses and have come to trust Kristin's professional and ethical approach to her job. This has all been amplified by the less than satisfactory service we received by agents who were involved in the sale of our house in Long Beach. When things began to go awry there, we never knew if it was the selling agent, buying agent or the escrow company, They all seemed to blame one another. The few times that things became confusing with our Irvine escrow, Kristin stepped in and worked things out, taking responsibility and never "blaming" anyone else.

I have become convinced that buying and selling a house concurrently cannot be an easy task because of the many legal restrictions that are now in place. However, Kristin worked very hard to make it as easy and palatable for us. I genuinely cannot say enough about the attention she gave to use throughout this time. You can be sure we will be referring friends and associates to her when we are aware they are in need of an agent.

Dear Lisa,

You don't know me but I have recently worked with Kristin Devlin, one of your agents from Evergreen Realty. As a retired business person, I write a great deal of letters. I write letters when I am disappointed with the service I receive and I also write letters when I received excellent service. This letter falls into the latter category.

Kristin took over the sale of my property when the agent who was handling the transaction had to leave town and recommended her. I had no prior knowledge of Kristin and could only hope that my former agent had made a good recommendation. I came to find that she had not made a good recommendation but a great one! Kristin's knowledge of the area combined with her dedicated work ethic were immediately apparent.

She made several excellent recommendations right from the start. These included; staging the unit so it would show in a most favorable way and helping me with the listing price for the unit. I had the unit on the market when the California market went into a terrible slump but through it all Kristin worked very hard showing the unit and always kept me well informed of what was happening.

Once the unit was sold many issues arose that could have prevented the sale. This was further complicated by the fact that I reside in the state of Washington and could not physically handle any of the details that surfaced. Kristin dug in and made trips to the city of Laguna Woods and PCM to keep the sale moving forward. This included getting permits and approvals for work that had to be done. These trips were time consuming and frustrating due to misinformation and contradictory procedures. To expedite matters she even laid out moneys trusting that she would be reimbursed. Much of what she did was above and beyond the call of duty and once again I was always kept informed not only with what was happening but with Kristin's excellent advice as how to proceed.

Kristin was friendly and professional. Her commitment to selling my unit and her extensive knowledge made the sale of my co-op unit as hassle and stress free as possible.

It is rare today, in least in my opinion, to be able to work with someone who cares about you as a person above and beyond the commission they are going to receive. I have worked with several realtors due to relocation's in my professional life and many of them made pie in the sky promises but delivered far less. Kristin was the opposite of these experiences.

In closing, I would give Kristin my highest recommendation and wanted you to know how grateful I am for the hard work she did on my behalf in selling my property.

I want to be able to express in words the incredible person I had as a realtor - Kristin Devlin. When I first started shopping for houses in the daunting market of Mission Viejo and San Clemente I started out with another realtor, but quickly found out that when I made a bid on a property that he wasn’t able to get back to me with timely information about the progress of the sale. That’s when I met Kristin and it changed my life. We now own a beautiful home in San Clemente, but it would never be possible without Kristin.

In the notorious land of short sales, my purchase was complicated and involved many parties. It was Kristin’s dedication and easy ability to communicate with the seller, broker, and loan officers that made the sale pass through all the rough stages and keep going forward. She was on top of every detail and never let my “home” slip from her watchful gaze as we counted down the four month wait till the end of the “short” sale. She always answered my phone calls, and emailed me with updates and kept my hope alive during this long, uncertain process. In addition to this, she managed the smallest details from where to find the best inspector or appraiser to checking in on moving day.
